your closing agent, attorney or escrow company can help you with that, and they will prepare it correctly as part of the closing…even in advance of closing…just be sure that if you are using a power of attorney that it is (i) used in legally appropriate circumstances; (b) approved by the Title Insurance Company being used for the transaction; and (c) acceptable to the lender you are using if you are taking a loan to buy the property.

Nancy is right since each state codifies what language their forms must have, you need specific forms for that state. The title companies know what forms are acceptable in their state courts and therefore have access to them. The one you will need is a special power of attorney unless the person granting is sick or can become incapacitated prior to the closing, in which case you might want to ask the title company regarding a durable power of attorney.

You get it from the Title company you will be signing papers with. Tell them what you want and they will create it for you specific to the lender you are using.

      1) Title or Escrow

      2) Stationery and Office supply stores

      2 is likely cheaper
1 is likely to be a better document, trivially worth the hundred bucks or whatever they charge. You are messing around with stuff worth how many hundreds of thousands of dollars?
